Property Summary

Architecturally-treated two double bedroom ground floor pad with a private south-facing low-maintenance paved garden. Long leasehold.

It's in great order; the sizeable house in which it sits having been recently developed (there are just two flats above yours) - and has a clean and pared back modern style which is sensitive to its Victorian setting.

Some of our favourite features include the big bay window to the front bedroom, the herringbone parquet flooring (through the reception, kitchen and hall spaces), the slick fitted kitchen, and having two access points to the sunny garden.

You’re close to Peckham Rye Station and Bellenden Road (walk just eight minutes to each). You’re also a short walk from Peckham Rye Park and Common’s 113 acres, and from East Dulwich’s Lordship Lane - both are also eight minutes by foot.

A neat shared hall is a nice welcome. Your own front door is straight ahead - you open into a fairly generous hall, with brilliant built-in storage set to your right. The hall delivers a pleasing view through the flat down to the garden.

Turn left for the larger of the two double bedrooms. This one’s over 13 feet by 11 feet, with a bank of custom-made closets, a grey carpet, and slimline radiators.

Next door is an internal bathroom with smart white sanitary ware and an over bath shower.

The second bedroom’s next up - over 14 feet by over 9 feet, with a grey carpet again, a built-in wardrobe with sliding doors, and an on-trend Crittall-style glazed door, opening onto the garden.

The best bit finishes the tour - the biggest room - incorporating a bespoke fitted kitchen with dark units which are ceiling-high, solid wooden counters and integrated appliances, with the big double-aspect reception and dining space beyond (of over 16 feet by over 12 feet). More Crittall-style detail here with south-facing double doors, and two further west-facing windows.

The garden space is private and easy to look after, with a giant fixed planter for those with green fingers. There’s a handy shed, too.

Peckham Rye Station (Fare Zone 2) is a short walk for regular and Overground services - walk there in eight minutes. East Dulwich station is also close - a 12 minute walk.

Green space? Warwick Gardens, Peckham Rye Park and Common and Goose Green are all close.

Local schools include St John’s & St Clements, Bellenden Primary and The Belham (run by Dulwich Hamlet Educational Trust). The Villa Nursery and Pre-Prep. School for little ones aged 2-7 is also close by and very popular. Little Jungle Nursery is also well-liked.

The independent shopping, dining and drinking opportunities of Bellenden Road are a short stroll from the door. You needn’t leave the neighbourhood to socialise and dine in style and superb taste! Local cafes and restaurants include The Begging Bowl, Petitou, Good Neighbour, Banh Banh, Levan, Mr Bao, Miss Tapas, Ganapati, Peckham Bazaar and Artusi restaurants. Local pubs include The Gowlett, The Montpelier, The Victoria Inn and The White Horse.

In the warmer months, head rooftop for drinks at Frank’s and also at Forza Wine (small plates here too). Rye Lane is really close for high street essentials, banks, and supermarkets and stalls, as well as Peckham Levels and The Bussey Building and Copeland Park complex plus Market Building.

It’s all going on in SE15 as recent press attests, and there’s even more to come - including the regeneration of and around Peckham Rye Station and The Peckham Coal Line linear park.

East Dulwich/neighbouring SE22 has top places as well; such as Terroirs, Franklin’s and The EDT. There’s also a Picturehouse cinema and a wonderful Saturday market on North Cross Road. William Rose and SMBS are great for independent grocery shopping. There’s a fishmonger and cheese shop as well.

For more options, Nunhead, Camberwell, Dulwich Village and Herne Hill are all easily-reached.
