Property Summary

30 years ago, Barratt Homes came up with a plan to re-develop what was once the site of an historic London Hospital - and so Avonley Village was born. Conjuring up an image of verdant greenery, that's pretty much what you get - along with well spaced out apartment blocks and houses, a blend of modern architecture and converted Victorian Nurses accommodation.

My client's property is in one of the smaller modern blocks, sitting very prettily on the top floor. She really is a bright, spacious affair: Enter through the secured entrance and hop up to the second floor, where a vestibule separates you from the communal hallway.

Once inside, the entrance hall whisks you into the expansive living area. Opposing full height windows flood the room with light and there's plenty of dining/entertaining and relaxing space. Working from home in these strange times? No problem, you've also got potential for some desk space too. There's fresh decor and new flooring, all nicely neutral.

Back into the hallway and on the right is the newly fitted galley kitchen. An array of high gloss white units and contrasting worktops, plus room for the usual appliances.

Opposite is the generous double bedroom. Perfectly placed at the rear of the block for a peaceful night's sleep.
Double built in wardrobes are super handy. Again, fresh decor and flooring along with full height windows make for a very light and bright room.

Next door is the bathroom, lots of natural light in here too It's an all white three piece suite with thermostatic shower over the bath, tiled in white, again all fresh and crisp.

There's a neat storage cupboard in the hallway, but the beauty of top floor living, apart from having no-one above you, is the masses of loft space for storage too.

The real icing on this particular cake however, is the garage. A haven for the classic car? Bike workshop? Home gym? The parking on the front gives you plenty of options....
If cycling is your thing, there's also a secure bike store in the block.

Don't forget the communal grounds either. An oasis for the exclusive use of the block, and a great place to have a barbie with your neighbours in the summer - one of the reasons the seller has been here so long is the cohesive community in the block, mostly owner occupied and the sort of atmosphere where people are happy to take in parcels and feed each others fish when they're away...

Getting into town is easy-peasy. Lots of busses down the Old Kent Rd to the Elephant, where you can pick up the Bakerloo or the Bank branch of the Northern, or all the way into town. Your'e not too far from Queens Rd Peckham or New Cross Gate, both on the Overground Line or mainline into London Bridge.
We're also hoping the planned Bakerloo extension down to New Cross gets the go-ahead soon too.

New Cross has undergone a fairly extensive regeneration programme over the last few years, and there's some great eateries and watering holes to explore, such as the White Hart, with a superb selection of craft ales and late weekend license, and the Rosemary Organic Hungarian Restaurant to name a couple.
Goldsmiths university houses the new Curzon cinema, and Telegraph Hill has two fabulous parks with tennis courts, amazing views of the London skyline, and a burgeoning weekly farmer's market (the incredible Welsh butcher and great Italian Wine merchant are two of my faves).

The lease has a plentiful 95 years remaining. Come take a look asap.
