Victorian townhouse of 1646 square feet, with two entrances and multiple bathrooms over four floors, with a wonderful part-walled garden of over 80 feet - which hosts an impressive garden office (complete with shower room). The property suits entertainers, sharers or families alike.
Find your new pad slap-bang in the centre of the best bit of Peckham - within leafy Holly Grove Conservation Area, just a couple of minutes from The Belham Primary School.
And you're just three minutes by foot from Peckham Rye Station (Fare Zone 2), Bellenden Road and Rye Lane.
It’s a flexible house this, with a cracking rear extension and a thoroughly modern treatment (though one which retains pots of period charm; we love the many sash windows and the beautiful original fireplaces found throughout the house, for example), currently configured with two floors dedicated to reception space; and with two to bedrooms and bathrooms.
Entering at lower ground floor level, you open into a lobby space. The kitchen is the first space you encounter - a smart glossy white fitted affair, with central island. Beyond this is the first reception area. It’s a natural dining space or den, with an on-trend wood-burning stove. Solid wood floors flow through the through-space.
A further huge reception space lies beyond, of over 14 feet by 12 feet - this has a rather sensational huge rooflight and wall-spanning folding doors, which connect you seamlessly to the flag-paved area of the garden (and we’ll get to the garden later).
The lower ground floor is completed with a neat shower room/guest w.c.
Up to the raised ground floor and you’ve got two formal (grown-up) reception rooms - of over 11 feet by 11 feet, and over 10 feet by 10 feet - with deep hues to the walls, (working) fireplaces with cast-iron inserts and marble-surrounds, and original dividing doors.
On the first floor you’ve got an impressive master bedroom of over 15 feet by over 11 feet (and with very generous built-in storage, plus feature fireplace and bespoke window shutters), and an oversized luxury bathroom with feature fireplace and slick contemporary sanitary ware, plus a large walk-in independent shower.
Up the (well-windowed) stairwell to the second floor and you’ll find two further bedrooms and a modern shower room. The front bedroom and shower room have skylight windows. Accessible eaves storage (and generous it is too) is accessed from the front bedroom.
The landscaped garden is equally as impressive as the house, and is one of the largest available in the postcode! It delivers lawned, paved and shingled BBQ/play areas, plus established borders and mature trees and shrubs. At the very foot of the garden you’ve got an impressive garden room/studio which has power and even a shower room. Perfect for visitors or use it as a play room or home office.
There’s no compromising here: a special high-function house, in a brilliant location. You’re super close to Peckham Rye Station (accessed from Blenheim Grove), for both Overground and regular services. You’re between two high street areas: Bellenden Road to the west and Rye Lane to the east.
Bellenden Road is great for independent restaurants and independent shops. We love Review, Flock & Herd, Artusi, The Begging Bowl and Ganapati to name a few. Rye Lane is handy for fruit and veg stalls, banks and high street offerings such as Boots and Holland and Barrett, as well as trendy destinations in Peckham Levels, The Bussey Building & Copeland Park complex, and rooftop bars in the warm months. Choumert Road itself has some popular businesses: The Montpelier pub, Miss Tapas and Petitou cafe are fine examples.
Camberwell and Dulwich are close for more options. We like The South London Gallery on Peckham Road, and Lordship Lane for more independent shopping, cafes and restaurants.
You’ve got a good old chunk of Peckham’s green space with your big garden, but for more, Warwick Gardens is close by - with playground, as is Peckham Rye Park and Common’s 113 acres. Peckham Rye Park has a historic grade II listed status, plus Green Flag status since 2007.
If you have little ones or they are on the horizon, the school provision is notably strong in this patch. The Villa Nursery and Pre-Preparatory School (2-7) is a short walk away, on Lyndhurst Grove, and The Belham (run by Dulwich Hamlet Educational Trust) and Bellenden Primary Schools are well-regarded (3-11). Both have new school buildings too.
Peckham's bubbling with more regeneration. The station and area around it, for example, and public square, plus The Peckham Coal Line and hopefully re-opening Lido.
