Property Summary

Substantial semi-detached bay-fronted Victorian house of 2257 square feet, with a lengthy and leafy well-stocked south-facing garden. Over three proper floors, the property delivers two entrances, four double bedrooms, two shower rooms and one bathroom, and absolutely bundles of reception space! The house has a strong layout and is of a great size, but it also offers remodelling/extension potential should that float your boat and budget, as a future project.

Find it within the SE4 part of Telegraph Hill Conservation Area. Parking is unrestricted, on-street. You’re close to both Brockley and Nunhead stations - nine and 10 minutes respectively by foot - both are Fare Zone 2. And you’re even closer to Telegraph Hill's beautiful Victorian parks.

Local schools? Are extremely well-regarded and include Haberdashers' Aske's Hatcham College (3-18), Edmund Waller, and John Stainer primaries (3-11).

A bit about Telegraph Hill CA: designated in 1991, it takes its name from one of the semaphores located here from 1795 (to transfer messages between the Admiralty and its fleet during the Napoleonic wars). The smart houses were built from 1871 under the control of the then landowner; the Worshipful Company of Haberdashers, who set out strict guidelines to ensure the quality of their middle class estate. The pleasing result is terrace upon terrace (upon terrace!) of pretty houses on residential, tree-lined streets.

Back to this house! Let’s start at the bottom. You open directly into a massive tiled kitchen/diner with Shaker-style units and granite counters, and which stretches over 27 feet. A neat internal shower room sits off this room and you’ve loads of under stairs storage plus a big internal store area positioned under the property’s front steps. Timber-framed French doors at the foot of the room open to a little lobby and secondary back door, and a guest w.c. rests to your right.

Beyond this room you’ve a generous and tiled family room/additional reception room of over 19 feet by over 10, with an inset modern fireplace. You could also utilise the room as an additional bedroom - a really flexible house this! At the foot of the room you’ve got French doors in the bay, and you open out onto the paved area of the garden. Particularly useful for garden guests/little ones.

On the first floor a large through-reception off the hall is over 27 feet by nearly 18 at its widest part. Built-in bespoke book-shelving features and impresses throughout the large room, plus coving and ornate ceiling roses, another bay window plus additional sash, and stripped wooden floors. You’ve also got a beautiful tiled fireplace with marble surround (original to the house).

Adjacent is a modern shower room with contemporary fittings, then the first of the double bedrooms; this one’s over 14 feet by over 10, with south-facing bay window to verdant vistas.

Up to the half-landing and there’s a windowed bathroom to your left, then a double bedroom with handy basin and built-in cupboard.

Off the main landing (where you have a linen cupboard and hatched loft access), find the third double bedroom to your right - over 13 feet by over 12, and the large bayed master bedroom which takes the width of the terrace - over 22 by over 14. All the bedrooms have stripped original floors.

Brockley Station is less than half a mile away for trains to London Bridge (two stops) and the Overground "ginger line" trains. It's a very quick commute to Canary Wharf. Nunhead Station (for Thameslink trains) is also half a mile away.

Brockley Deli is a nice spot on the corner of Shardeloes Road, by Brockley Cross. By Brockley Station we like Browns of Brockley and Parlez. For pubs, we like Skehan’s on Kitto Road, and The Telegraph at The Earl of Derby on Dennett’s Road.

Telegraph Hill's parks are also a short walk. The tennis courts in the upper park offer great London skyline views and the regular Farmers' Market in the lower park is a treat, too. Also worth a look is Brockley Market, held in the Lewisham College car park (much lovelier than it sounds) each and every Saturday. The Hill Station on nearby Kitto Road is a popular community hub with cafe and pop up events and exhibitions. Other lovely local green spaces are Hilly Fields and Ladywell Fields.

For more options, Nunhead isn’t far (Soper's wet fish shop is one of the best in London), with a handful of good pubs and cafes and a community centre and Victorian library. New Cross, Deptford, Peckham and Greenwich centres are also local for even more options - including the new Curzon cinema and contemporary art gallery on the Goldsmiths campus.
