Property Summary

Queens Rd lies on the northern edge of the Telegraph Hill Conservation Area, and is adorned with elegant four storey Victorian terraces.
Perched on the first floor of one of these gems is my client's two bedroom conversion apartment. The front door leads you into an internal lobby with storage, and a door on your left opens up into a really big, bright open plan reception/kitchen. The bay windows to the front flood the space with light and the ceiling height adds to the breezy feel. The fireplace provides a focal point for the lounge area, and the kitchen is modern and neutral in style.
Back into the lobby and you face bedroom two: Overlooking the rear gardens, and again lots of light through the big sash window.
The flat is split level, and we access the master bedroom and bathroom via a short stairway down into the rear addition.
First up is the bathroom. Lots of natural light. A three piece white suite and white tiling are complimented by blue mosaic relief and flooring.
Around the corner and we are into the master bedroom. What a calm, peaceful well proportioned double room this is. Twin sash windows overlooking the rear gardens (South facing), lots of light and easy neutral decor.
The rear garden is accessed via the basement, where you also get a private storage area, and is approaching 30' of South facing tranquility, but it's also a great entertaining space for when you want to liven things up a little.
So, what's the deal with Telegraph Hill? This bit of New Cross has developed quite a buzz over the last few years. We've seen masses of re-generation with the parks and high st, the annual arts, crafts and music festival has become one of the highlights of the calendar, where most events are sold out well in advance. Local bars and eateries have seen considerable investment (try the pizzas at The Rose Inn opposite NX Gate station or The Rosemary Hungarian restaurant, for Organic treats). Goldsmiths campus has a Curzon Cinema and a good gym (both open to the public).
Checkout the Telegraph Hill Facebook page and you'll get a real feel for what the community is about.

Transport wise, the flat is perfectly positioned with New Cross Gate a 5 minute walk away where trains will whisk you into London Bridge in 7 mins, and the Ginger Line connects with the Jubilee in two stops at Canada Water.
Nunhead station (around 15 mins) does Victoria, Blackfriars and even Luton Airport.

There’s plenty of buses on Queens Rd and New Cross Rd too.

The big shop is easy at Sainsbury’s New Cross Gate, or Asda, Tesco and Aldi down the Old Kent Rd.
