Property Summary

This Uber-Cool three bed conversion apartment has plenty of wow-factor: Private entrance, fab loft conversion, amazing bathroom, private garden with studio/wfh space, great location for transport, local high st and green space, and it's on a long lease.

Find it towards the Southern end of St Mary's, on the West side. Deeply set back from the road, your own front door opens into a lobby, then it's up the stairs to the first floor.

Here we find a comfortable, bright lounge with twin sash windows, a feature fireplace, wooden flooring and neutral white decor.

Next door is the separate fitted kitchen, lots of white units divided by a solid timber worktop, integrated cooking appliances, room for a free standing fridge freezer and washing machine. Again the decor is crisp white with metro tiling.

Overlooking the rear garden on this floor we find the main bedroom. A really good baby blue double room again with lots of light and space. Wooden flooring adds warmth.

Next door is the stunningly sumptuous bathroom with a free standing roll top bath accompanied by Victorian styled sanitary ware, with rain shower over. Pastel shades and smart en-vogue tiling provide the tranquility.

Now, from the landing we ascend up into the very smart loft conversion. Bedrooms two and three are here. No.2 is a very funky affair, split level with tons of light via the twin velux's in the roof, and the sashes overlooking the rear garden. Lots of under eaves storage in here too.

Next door is no.3, a perfect nursery, kids or wfh space, again very bright.

You also get a good private section of garden, accessed via a side passage, stretching back to almost 35 feet and slightly South-West facing.
The jewel in crown here though is the properly kitted out home office/studio. It has power and WiFi, and the commute isn't bad!

Transport options are excellent here. Nunhead station connects with London Victoria and Thameslink trains to Farringdon and Blackfriars.

Queens Road Peckham station is very handy too, with London Overground links to Canary Wharf via Canada Water, Clapham Junction or Shoreditch High Street.

Nunhead village has trendied up somewhat, and has some long established family run businesses such as Ayre’s bakery and Soper's wet-fish shop. New kids on the block include include El Vermut, Mother Superior bottle shop, Goodcup, and 28 Well Hung. A big fave in the area that deserves our support is the BYO shop. Household and food goodies without all the plastic packaging.
A new Co-Op has just opened too.

The green has a great kids play area and is a good spot to people watch.

The Old Nun’s Head is great for a pub quiz and a bite to eat, and Peckham Bazaar is a big draw nearby. Wander down Queens Rd and you'll find the Beer Rebellion, Mamma Dough and Blackbird Bakery array.
All of this in Zone 2!

Peckham town centre and Rye Lane is are not too distant, offering lots of going out options like Peckham Levels and The Bussey Building.

The Rye Lane market is legendary!

Anther SE15 hot spot is the Bellenden regeneration area, full of great independent shops and eateries.

Heading East a little brings you into Telegraph Hill with its two brilliant parks and weekly farmers market.

Just South is Nunhead Cemetery, a very popular joggers and walker's destination.

Families have some excellent local school and early years options

Banana Moon, Monkey Puzzle and the Kitto Montessori nurseries are local gems, and Edmund Waller, Hollydale, Ivydale or Aske's Free School are the primary options.

LEASEHOLD: 106 YEARS REMAINING, APPROX £400 P.A. S/C, £60 P.A. GROUND RENT
