Property Summary
A fine four bed house over three floors and of over 1348 square feet, with two entrances and a south-east facing, part-walled garden of well over 100 feet, that has rear access from the mews behind. Location-wise, you’re in a very good place here, being within leafy Brockley conservation area, on one of its quietest streets of impressive and varied Victorian housing stock, and within close proximity to Brockley, Saint John's, New Cross and Deptford Bridge DLR stations (walk 6, 14, 15 and 15 minutes respectively). Parking is unrestricted on the street. Freehold.
You can enter at either lower or raised ground level. For the purpose of our tour we’ll start at the bottom; the entrance is tucked neatly under the front steps, opposite which you’ll find a handy external cupboard. In the house and to your immediate right is a slim cupboard and to your left is a huge double-reception of 26 feet in length and with a cool, tiled floor. At the foot of the room is a neat fitted kitchen where you’ll find the part-glazed back door. The corridor area on this floor has handy cupboards containing plumbing for the washing machine etc. A second rear door takes you out to a patio area that’s a super spot for breakfast. The garden is a huge and established space with planted, paved and decked areas, and features a mature wisteria and fruiting (delicious) apple tree among its many other delights.
Upstairs and first find a shower room set to the rear of the house, with white sanitaryware. Two double bedrooms sit to the front and rear of the house. The front bedroom has two sash windows onto pretty street views, while the rear has a large single window onto the garden, plus built-in alcove storage. Should you prefer, one or both rooms could be repurposed as further reception space. Up to the first floor and you’ll find two bedrooms, with the largest having three sash windows and fronting the house (a huge room, at over 19 feet by over 11) and currently set up with a kitchenette. A bathroom completes the floor, with simple white suite. Access the large loft from the landing area. Hoard away as it’s 18 feet by nearly 14.
This is a super spot to utilise the centres of Brockley, New Cross, Deptford and Greenwich. Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle. You’re also close to Goldsmiths University with Curzon public cinema. The lovely Greenwich Picturehouse is local, too.
Locally, we like Brockley’s glorious Saturday market, Browns of Brockley for coffee, The Brockley Deli, The Orchard and The Gantry. Deptford High Street has seriously upped its game of late with Deptford Market Yard offering a wonderful European vibe for socialising of an evening, and new restaurants Marcella and The Winemakers satisfying the gastronomic desires of locals and visitors alike. Also worthy of note is The Rivoli Ballroom and Hilly Fields Park.
