Property Summary

Waller Rd is one of Telegraph Hill's principal tree-lined streets, running South from Queens Rd Fire Station to the upper park, with gorgeous views over the city. Mid-way down is where we find this very elegant, well-proportioned three bedroom maisonette stretching to 1000 Sqf.
One of only two conversions in a turn of the 19th Century Victorian terrace, you rise from the communal entrance onto a wide, welcoming landing, coat and shoes off, and straight into the kitchen diner for a cuppa! What a great space: light, bright and a fully fitted modern kitchen with pastel units, composite worktop, integrated appliances and space for the big family fridge/freezer. Lovely stripped flooring in here too.

Back onto the landing and we have a very elegant period style bathroom with close coupled wc, free standing roll-top bath and mixer shower with rain-head, and a tabletop washbasin. Plain white brick style tyling gives a clean, crisp feel, and there's lots of natural light.
Nest door is a very handy separate wc with natural light.

Up to the first floor and there's access to the huge loft from this landing, with a handy pull-down ladder.
Now, this fabulous lounge - swoon at the stunning period elegance: High ceilings, cornicing, picture rails, double glazed sashes, cast-iron rads, stripped flooring and working feature fireplace (gas).
Behind this is bedroom two, a great double with high ceiling, cornicing, picture rails, stripped flooring and cast iron radiator continuing the period elegance.Double glazing keeps things toasty.

Skip up the last flight of stairs to the top rear landing and we have bedroom three, a great guest room, office or nursery? Double glazed with built-in storage and cast iron radiator.
Last up is the master bedroom: Lush carpet, warm tones, sleek built-in wardrobe, the room has a tranquil, boutique hotel ambience to it.

So, what's the buzz? We're Zone 2 here, and it's quite the impressive transportation gateway. New Cross Gate, Nunhead and Queens Rd Peckham stations are pretty much equidistant and will dispense you into London Bridge, Victoria, Blackfriars, The City, West End and Docklands before you've got to the Guardian sports section.

Families have some great school options, with Edmund Waller Primary (Good Ofsted) pretty much next door, and Aske's Primary Free School (Outstanding Ofsted) up on Pepys Rd. Secondary schools include Aske's (Good), Deptford Green (Improving) and St Thomas The Apostle (Outstanding).

The magnificent parks, with now weekly farmers market, family areas, tennis courts and stunning city views are a must see, particularly the upper park on New Year's eve!
Local star attractions include the Hill Station Community Cafe, which has become a hub for the area and has great music, cinema and pop up restaurant events. Then there’s The Telegraph, great for a Sunday pub lunch and a tricky Monday night quiz, and Nunhead Lane for great pizza at 400 Rabbits, and one of my faves, the London Beer Shop.

Parking is unrestricted on-street.
