Sitting next door to Edmund Waller Primary, this 4 bedroom, three storey period gem needs restoring to her former glory. There's also the rarity of a garage too.
Although the house has been informally split into two flats, it is still in its traditional layout of two reception rooms to the raised ground floor and kitchen and parlour to the rear ground floor. Upstairs is where things have changed somewhat, with the addition of a kitchen (into what was the 5th bedroom) in the upper flat.
The basement and loft are unconverted, and the garage at the side gives further options.
There's gas central heating and a shower room in the upper flat so one could 'live in' while you get to grips with the somewhat more Dickensian lower parts.
The rear garden stretches back almost 80' and faces West-ish, great for morning sun at the bottom, and evening sun off the back of the house.
I doubt you'll have a problem with catchment for Edmund Waller Primary, as it's right next door!
Transport is exceptional, with New Cross Gate, Nunhead and Queens Rd Peckham all walkable and serving London Bridge, Victoria, Docklands, the West End, City and, thanks to the completion of the London Overground network, pretty much everywhere else too. We hear the Bakerloo extension is due by 2029ish.
The magnificent parks, with now weekly farmers market, family areas, tennis courts and stunning city views are a must see, particularly the upper park on New Year's eve!
Parking is unrestricted on-street.
Local star attractions include the Hill Station Community Cafe, which has become a hub for the area and has great music, cinema and pop up restaurant events. Then there’s The Telegraph, great for a Sunday pub lunch and a tricky Monday night quiz, and Nunhead Lane for great pizza at 400 Rabbits, and one of my faves, the London Beer Shop.
Chain free and ready for the builders!
