Property Summary

At circa 1147 square feet, and with ceilings you can worship, apartments like this are a genuine rarity. The charming, bright and large property runs laterally across a grand and detached Victorian mansion; providing two huge double bedrooms, an enormous reception room, and modern kitchen and bathroom. The property also has its own beautifully-landscaped (particularly private) garden. Period features are too many to mention here, but include sash windows, old school style radiators throughout, original ornate cornice and detailing in many areas, and a large original fireplace. Off street parking, two small loft areas for storage, your own front door and external store (under the stairs to your front door) complete the package.

Location-wise, you’re in a very good place here, being within leafy Brockley conservation area, on one of its widest, grandest streets, and within close proximity to Brockley, Saint John's, New Cross and Deptford Bridge DLR stations (walk 8, 9, 13 and 14 minutes respectively). Share of Freehold.

The house is fronted by a large drive and it’s to the left hand side of this you approach the apartment. Enter through wrought iron gates and up some steps for your own front door. There’s space for a bistro table and chairs here. Into the wider than average hall (bit of a theme here!) and note neat, flexible storage cupboards to your immediate right, plus a built-in dresser straight ahead. The kitchen’s off to your left and this is a contemporary black gloss affair with a casement window. The reception room sits off to your right and this has a magnificent bay window (as in the master bedroom), an opened up fireplace, and painted floorboards underfoot. These are quite some dimensions: over 20 feet by over 15.

Should you fancy a project, you could move the kitchen into this room and turn the current kitchen into the bathroom (and turn the bathroom into a third bedroom). There’s plenty of scope for all manner of ideas.

You’ll next find a slim storage cupboard and the back door out to access the garden. A few stairs down and the large section demised exclusively to the flat is the second lateral one. Access it through antique wrought iron gates and a tunnel of bamboo for a real ‘secret garden’ feel. The current owner has created an utter sanctuary from London-life, with mature flowering plants and trees, plus a raised decked area to take full advantage of the sun and birdsong. The apartment also comes with a third share of the wooded section at the end of the garden that’s adjacent to the mews at the rear of the plot.

Back to the flat and two massive bedrooms await. Set to the rear is the first double bedroom of over 14 feet by over 14 feet. A large sash window delivers really pleasing green and sky views, and more birdsong. Adjacent to this is the master bedroom (which the seller currently enjoys as a second mighty reception room). It’s a square bay this time, a fine original marble fireplace (working) of a scale befitting this grand room and richly-painted walls. Painted wooden floors and a pleasing ceiling rose are further welcome features.

This is a super spot to utilise the centres of Brockley, New Cross, Deptford and Greenwich. Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle. You’re also close to Goldsmiths University with Curzon public cinema. The lovely Greenwich Picturehouse is local, too. Locally, we like Brockley’s glorious Saturday market, The Brockley Deli, The Orchard and The Gantry. Deptford High Street has seriously upped its game of late with Deptford Market Yard offering a wonderful European vibe for socialising of an evening, and new restaurants Marcella and The Winemakers (back open in September) satisfying gastronomic desires. The Peppeckish pop-up at The Hill Station Cafe impresses also; arguably the best Italian you’ll eat without crossing the sea. Also worthy of note is The Rivoli Ballroom and Hilly Fields Park.
