Property Summary

Kings Grove is a leafy residential street lined with pretty two and three storey mid Victorian houses.

A no-through road, things are calmer than the norm, but you are still right in the heart of all that Peckham can offer, and just minutes from QRP Station (Zone 2) for London Overground & Mainline trains.

Head northwards down the grove and you'll find my client's home on the right, easily distinguished as one of the only detached houses on the road.

Enter through the wonderfully wide front door into the entrance hall.
Stripped wooden flooring and neutral decor are the theme, continuing into the front reception:
Tall, twin sash's provide lots of light, and the wooden shutters and decorative coving help to define the period heritage.

Behind this is reception two, similarly styled, with French doors giving access to the garden. more lovely period shutters in here too.

Back into the hallway, and on the left is a really useful ground floor shower room. A very contemporary affair with a walk in shower with fully tiled wet area. It's windowed for natural light.

From the end of the hallway, we emerge into the kitchen diner. It's a great entertaining space with French doors to the side, and lots of light in here too with twin Velux's in the roof.
The kitchen area is fitted with Beech effect wall and base units, and there's space and plumbing for all of the essentials.

Head upstairs, and we find two of the three bedrooms on the front elevation. The first a good sized double with twin sash windows.

Behind is another excellent double overlooking the rear garden.

Next to this is the family sized bathroom, all very crisp and white with a feature tiled floor in a Moorish style. The three piece suite is also white.

The rear garden is around 38' plus the side return. A side gate is really handy for bikes and Summer barbies!

So what's going on around here then? The immediate QRP area is quite buzzy and chatty. Kudu restaurant and cocktail bar, Peckham Cellars, Beer Rebellion, Blackbird Bakery and Mamma Dough pizzeria are all right at the end of the road.
There’s a convenient Tesco express and cash point by the station too.

Wind your way into the heart of Peckham for the cinema, market, the Bussey Building and the levels, and the Bellenden restaurants are very enticing...Ganapati, The Begging Bowl, Artusi, all really well liked and suitably bustling.

Nunhead, on the South side of Queens Rd, has been revitalised and is a cool high street shopping centre now. Ayres bakery and Soper’s wet fish shop are long established traditional shops.

Telegraph Hill’s two local parks, Peckham Rye and Greenwich & Blackheath parks cater for all the green space you could wish for.

Local schools include Edmund Waller, Ivydale and Hollydale Primaries, along with St Thomas the Apostle (Boys and Sixth Form College) and Deptford Green Secondaries.
