Property Summary

Lydney House is a post war three storey modern block consisting of just 6 well proportioned 2 and 3 bedroom apartments. You'll find it along the East side of Waller Rd, almost opposite Edmund Waller Primary.

From the main entrance, we scoot up to the 2nd floor and we're in through the front door into the freshly painted entrance hall.
First up, either side of the hallway, are the two double bedrooms. On the right, overlooking the lovely communal grounds, is bedroom 1. Fresh, neutral decor and carpet, and big, wide crittal windows that shepherd in the morning light. Plenty of room for free standing wardrobes and drawers etc.

Opposite is bedroom 2. Another good double currently set up as a work from home space.

Continue along the hall and on the right we have the bathroom and separate wc, both windowed. The bathroom is smartly tiled, with a shower over the bath.

To the left of the hall is the main event: A very nicely proportioned lounge, again sporting new neutral decor and engineered oak flooring. The big, bright crittal windows flood with afternoon light, and in here is the door to your private balcony.

Lastly, the kitchen. A modern, white affair with integrated stainless steel cooking appliances and extractor hood. There's room for a washing machine and free standing fridge freezer.

Now then, these communal grounds. Stretching over 100' long, by approx 70' wide, there are 6 plots divided by pathways, and the whole space is a joy. You also get your own brick built lockable storage shed.

Parking is all unrestricted on street, and you are very handily placed for New Cross Gate or QRP stations, both Zone 2 and on the Overground network, along with mainline access to London Bridge (7 mins from NX Gate).
There's a good selection of buses (night ones too) into town or the Elephant, and it looks like the Bakerloo Extension is on TFL's radar again....

Waller Rd, like the rest of Telegraph Hill, has a vibrant, friendly community. The Telegraph Hill festival every March is a testament to the cohesiveness and creativity on the Hill. We have two glorious parks, with a fabulous weekly farmers/craft market, tennis courts and viewpoints, and sitting between them is the Hillstation Community Cafe, a real hub of the area that offers pop up food/art/music and film events.

Nunhead Lane is your local shopping high street, with some excellent traditional offerings like Sopers Wet Fish Mongers and Ayres Bakery.

Local bars and eateries include the Earl of Derby just down the road, opening shortly following an extensive refurb, Skehans, with it's Thai restaurant, at the top of the road, and the Rosemary Organic Hungarian restaurant on the New Cross Rd.

Goldsmiths Uni has the CCA Gallery, film goers can trot down to Deptford or Greenwich cinema's and there's a lively local music scene.

Greenwich Royal Park and Blackheath are not too distant for more green space.
