It has its own entrance just around the corner, and your'e straight into the courtyard garden. Plenty of room for entertaining those in your bubble, and good bike storage too.

We enter via a storm porch, then it's into the lounge. Lots of light coming in from two sides, nice outlook on the garden. Semi open plan to the fitted galley kitchen, so very sociable.

It's a couple of steps up to the internal hallway where we have the main bedroom to the front. The three sided bay provides more space and light to what is a very good double with a huge built in cupboard.

Pepys Rd is one of the principal Telegraph Hill streets, and location wise you're nicely nestled inbetween three stations, New Cross Gate, Brockley and Nunhead, serving London Bridge, Victoria and Blackfriars.
You also get the 343 and 484 buses.

Over the road is the lower Telegtaph Hill Park, with its weekly farmer's market and fabulous green space. Up the hill a bit is the upper park with great views of the London skyline, and the Hillstation Community Cafe is next door to the church. Sunday morning pancakes are a must!

New Cross has quite a buzz about it these days, with a burgeoning cultural and pub scene: Curzon cinema, The White Hart, The Rose Inn, The Telegraph at the Earl of Derby (great Sunday lunch), The Amersham Arms. The Rosemary Organic Hungarian restaurant is fab, and for takeout, you won't do better than the Two Sister's Tandoori in Nunhead.

On the subject of Nunhead, a good selection of traditional and contemporary shops, bars and eateries look after us perfectly: Ayres bakery, Bambuni deli and Soper's fishmongers. El Vermut, The Old Nun’s Head and the pyrotechnic's Arms are your locals there, and The London Beer Shop is like having a pint in your mate's front room, and they do carry-outs too!
