Property Summary

Well-proportioned ground floor flat that’s located on the ground floor of an attractive purpose-built seventies block which was originally built for railway workers, just a tiny walk from Nunhead Station. Depending on how you arrange yourself/ves, it’s either a three bed flat with a large reception room, or a two bed flat with independent dining and living rooms (at the moment it's enjoyed in the latter format by the current owners). The apartment has a pleasing footprint at approximately 724 square feet. Communal garden space is neatly kept for residents. The flat's double-glazed throughout and parking is unrestricted on this and nearby streets. Long leasehold and no ground rent.

On entry to the flat there are double bedrooms to your left and to your right (9 feet by 9 feet, and 11 feet by 10). The large reception room is off to the right with a bright south-westerly orientation. It’s a generous size at 13 feet by 11 feet, with a large double-glazed window. Next door is the dining room, or bedroom number three. Adjacent is the kitchen (13 feet by 19 feet); this has been recently (and beautifully) fitted, with smart white units, dark square ceramic tiles and solid wood countertops. A funky black rubber floor looks good and is easy to clean. The shower room is a neat, white affair (also recently done) with handy under-sink cupboard.

Nunhead station is close for the commute or adventures. We love the skyline view from the platform! Queens Road Peckham and Brockley stations are walkable too (also Zone 2) and add the Overground option to your journeys. You’re in a pretty green spot here, with local parks that include Telegraph Hill and Peckham Rye Park and Common, and Nunhead’s beautiful Victorian cemetery – one of the ‘Magnificent Seven’ in London, covering some 52 acres.

Nunhead high street has excellent independent shops. We like Ayres’s bakery, Soper’s wet fish shop and The Beer Shop to name a few. Four Hundred Rabbits is good for pizza (you can take out too), and The Old Nun’s Head is your local gastro-pub. Other local towns (Dulwich, Peckham, Camberwell, New Cross, Deptford and Brockley) offer up plenty more choices. Schools-wise, you are well-placed. Haberdashers’ Aske’s Hatcham Temple Grove Free School and College (3-18) and Edmund Waller Primary are both 0.3 miles away and Ofsted-rated ‘Outstanding’ and ‘Good’ respectively. John Stainer (‘Outstanding’) and Ivydale (‘Good’) Primaries are only half a mile away.
