Parking is unrestricted on street, and transport options are superb, with New Cross Gate, Nunhead and Queens Rd stations largely equidistant and will whisk you into London Bridge in less than 10 mins, and Victoria in less than 20, all Zone 2. Loads of buses too, including the 343 which runs all night and will get you home from London Bridge if you missed the last train!

Locally, the buzz is that you'll be immersed in an amazing community spirit here, evidenced by the imminent two-week annual festival - one of London's largest independent festivals, incorporating art, music, dance, food, a huge community musical, comedy, even a murder mystery - all locally produced.
Open Studios is another extremely popular event where people open up their gardens and art spaces over a weekend. The Hill Station community cafe and pizza bar on Kitto Rd by the upper park and the weekly Saturday market in the lower park are other examples of how the community pulls together.
