Back onto the landing and we skip up a few more steps to the top floor. Bedrooms two and three are here. No2 overlooks the rear garden and is a good double. No.3 is a great office, nursery/kids room or guest bed.

Now, the basement store. Demised to the upper flat, my sellers acquired planning recently to develop the space into a Gym, but it could be an office, art or music studio, kids play room, whatever. It also provides the access to the private section of rear garden, which stretches back 40' or so in a South Westerly direction.

Waller Road is one of the principal Telegraph Hill tree lined streets, and is very handy for New Cross Gate, Queens Rd Peckham or Nunhead main line or Overground stations all Zone 2. We hope to be getting the Bakerloo extension in the next 10 years too.

Schools in the area are excellent too, with Edmund Waller on the street the nearest (and best, in my opinion having had one go through from reception to Y6, and another in Y1) primary. Other primaries include Kender and the Aske's Freeschool.
Secondaries include the much improved Deptford Green, Haberdasher Aske's and Addey & Stanhope.

The magnificent parks are a highlight of the area, and once normality resumes, you'll be able to enjoy the weekly farmers market, family areas, tennis courts and stunning city views, particularly the upper park on New Year's eve!
Local star attractions include the Hill Station Community Cafe, which has become a hub for the area and has great music, cinema and pop up restaurant events. Then there’s The Telegraph, great for a Sunday pub lunch and a tricky Monday night quiz, and Nunhead Lane for great pizza at 400 Rabbits, and one of my faves, the London Beer Shop.

Parking is unrestricted on-street.
