Property Summary

Waller Rd, one of Telegraph Hill's principal tree-lined streets, is blessed with a fine array of three storey Victorian terraces, of which this four bedroom home is a fine example.
Stretching to almost 2100 square feet (or nearly 200 sqm in new money), there's space a plenty, but with an unconverted basement and loft you get great expansion potential subject to the usual consents.
What is apparent from the moment you enter is that this is a 'lived-in' home, it has that warm, welcoming feeling.
The reception rooms display bright but neutral decor, with solid Maple blonde flooring. All of this combining to maximise the light flooding in from the east facing bay windows.
From here we drop down to the rear ground floor landing where there's a handy WC and access to the basement/utility space. Then we're into the kitchen diner, big enough to cater for most families and a great dinner party venue. A split stable door gives access to the garden, with a very sociable decking area, beyond which is a long lawn. Just over 76'/23m of South West facing joy.
From the entrance hall we skip up to the first floor landing with the family bathroom with shower cubicle and bath. Behind this is a very generous double bedroom with views over the garden.
Up again to the front landing where we have the capacious master bedroom, an exceptionally bright, peaceful retreat, and behind this we have bedroom four, another double.
From here we rise finally to the top landing where we have the particularly useful second bathroom (no queues
in the morning here...), and the more than generous third bedroom, again overlooking the garden.
Waller Rd is transport central with New Cross Gate, Nunhead and Queens Rd stations all to hand, serving London Bridge, Victoria, Docklands, the West End, City and, thanks to the completion of the London Overground, pretty much everywhere else too. We hear the Bakerloo extension is due by 2029ish.
The magnificent parks, with now weekly farmers market, family areas, tennis courts and stunning city views are a must see, particularly the upper park on New Year's eve!
Parking is unrestricted on-street.
Families take note, there are lots of school options: Edmund Waller Primary (Good Ofsted) is the nearest primary. Haberdasher Askes Secondary (Good) and Free Primary (Outstanding), and Deptford Green Secondary (Good) are all very much within reach.
Local star attractions include the Hill Station Community Cafe, which has become a hub for the area and has great music, cinema and pop up restaurant events. Then there’s The Telegraph, great for a Sunday pub lunch and a tricky Monday night quiz, and Nunhead Lane for great pizza at 400 Rabbits, and one of my faves, the London Beer Shop.
